Market Update

The bond rate has totally reversed course the past 2  weeks, it has fallen 25 basis points from its recent high.  For now, that means there is no upwards pressure on fixed term rates.

5 year fixed rates remain in the 2.64-2.79% range. 

Variable rates are in the 2.15-2.35% range.
Next meeting with the Bank is on April 15, 2015

Teranet House Price Index

The Teranet House Price Index has risen for the second consecutive month. February’s 0.1% gain followed a similar rise in January but this most recent trend masks a different trajectory in many local Canadian housing markets. Due to the methodology used in calculating the national index, it rose despite only three of the 11 markets tracked posting gains in their own indexes. Those three were Vancouver (1.5%), Victoria (0.5%) and Hamilton (0.3%). In January, indexes for five of the 11 local markets were up and six were down. The commentary published with the release of the February index included the observation that “in some markets, there have clearly been corrections in progress”.

Market Update

Bond rates had spiked upwards about 30 basis points until a week ago, since then they have fallen about 10 basis points.

So far, no rate increases. 

We are seeing 5 year fixed rates in the 2.54-2.79% ranges. 

Variable rates are in the 2.15-2.35% range.
Next meeting with the Bank is on April 15, 2015

Alberta’s Woes Hits All Of Us 

The province that was the envy of all others is now confronted with serious budgetary red ink, estimated at about $7 billion. Thanks to the oil price rout, royalty income has plunged and the overall economy has slowed dramatically. The Alberta budget will be brought down on March 26. Alberta’s coveted triple-A credit rating hinges on how long oil prices remain low and the actions taken in the coming budget to cushion the blow and reduce Alberta’s reliance on oil-related revenues.

Bank of Canada Stays Put

The central bank kept rates at the same level this morning. 

Below is an update from Dominion Lending Centres Chief Economist – Dr. Sherry Cooper. This is the first of many informative updates we will be sending out to you. Her insights are a wonderful overview of a complex financial situation, expressed in an easy to understand language.

Dominion Lending Centres Chief Economist Comments on Bank Of Canada Rate Hold

Dominion Lending Centres

Vancouver, B.C.- Dr. Sherry Cooper, Chief Economist for Dominion Lending Centres (DLC) was expecting the Bank of Canada to leave interest rates unchanged today in the wake of the surprising rate cut in late January. Governor Stephen Poloz signaled this wait-and-see stance last week, following criticism that his surprise move had destabilized financial markets, thwarting the Bank’s efforts to boost economic activity. “The Bank has become increasingly concerned about the dampening impact of the plunge in oil prices on business capital spending and production in the oil sector—a key component of Canadian economic expansion in the past,” said Dr. Cooper. Recent layoff announcements in the oil patch exacerbate this concern.

“For now, core inflation in Canada remains quite low, giving the Bank plenty of leeway to maintain a very accommodative policy stance,” said Dr. Cooper. “However, the weakness in the Canadian dollar will increasingly show through in rising import prices, as so many consumer and business products are imported from the U.S.”

Market Update

Mortgage rates remain unchanged from last week.

Bond prices continue to be extremely low, but have been trending upwards the past several weeks. 

5 year fixed funds remain in the 2.69-2.89% range.  Variable rates are in the 2.10-2.30% range. 

Next meeting with the Bank of Canada is March 4th, 2015. There is a lot of speculation of another possible rate drop.

Welcome Dr. Sherry Cooper – Chief Economist

Dominion Lending Centres proudly announced this week the appointment of Dr. Cooper as our Chief Economist. Her resume in Canada is outstanding. 

The former Chief Economist at BMO was all over the media Monday after announcing her full-time comeback to the world of economics. Dominion Lending Centres’s new Chief Economist will take on a variety of roles—from serving as company spokesperson to delivering speeches at company events to releasing regular analytical reports on the housing market.

On her role with Dominion Lending Centres:

“I’m going to be providing reports, and some will be my own view on what’s happening in the market.” As well, “DLC, being the largest broker network, has internal data that is extremely valuable, and it’s granular. Housing data is historically bad. I’m going to try to make sense of those numbers and spot trends, trouble spots or excesses, and report it on an aggregate basis and by region.”

Dr. Cooper was recently featured on BNN to discuss her role with Dominion Lending Centres.  Watch here…
