Market Update

Bond rates have inched upwards slightly the past few weeks.

There have been no changes in fixed or variable rate mortgages.

5 year fixed rates are in the 2.84-3.09% range.
Variable rate mortgages are in the 2.3-2.5% range.

If you have a variable rate of any more than prime +.25 or a fixed rate of 4.25% or more, we should explore the merits of refinancing to a lower rate.  It may result in savings of thousands of dollars and a longer term at today’s record low rates.

Bank of Canada cites oil price, hot housing market as factors roiling rate decisions

BARRIE McKENNA
OTTAWA — The Globe and Mail
Published Wednesday, Oct. 22 2014, 10:04 AM EDT

The sudden drop in the price of crude, a rise in housing market risk and the quickening U.S. recovery are among new and conflicting economic forces complicating the Bank of Canada’s interest rate decision-making.

The central bank left its benchmark overnight lending rate unchanged at 1 per cent on Wednesday, extending to more than four years its longest interest-rate freeze since the 1950s.

How ‘spooked’ investors are fleeing to government bonds as stocks suffer

Financial Post
Jonathan Ratner | October 15, 2014

North American equity markets plunged further into correction territory on Wednesday after weaker-than-expected U.S. retail sales numbers and a disappointing start to earnings season prompted investors to seek safety in government bonds.

The S&P/TSX composite index fell 166.8 points, or 1.19%, to 13,869.88 while the Dow Jones Industrial Average declined 1.06% and the S&P 500 dipped 0.81%.

Market Update

Bond rates have softened in the past week, hopefully slowing down the upward rate pressure we had been seeing.

5 year fixed rate money remains in the 2.89-3.09% range.

Variable rate mortgages are in the 2.3-2.5% range.

Recently there has been more talk about upward pressure on the Bank of Canada prime rate. It is too early to tell if the core inflation numbers will continue upward.

If you have a variable rate of any more than prime +.25 or a fixed rate of 4.25% or more, we should explore the merits of refinancing to a lower rate.  It may result in savings of thousands of dollars and a longer term at today’s record low rates.

Finance Minister Joe Oliver says Calgary, Toronto and Vancouver distorting housing numbers

Financial Post
Garry Marr | October 1, 2014

Joe Oliver, the federal finance minister, downplayed fears of a housing bubble and emphasized three of Canada’s largest markets continue to distort national housing numbers.

“There are three urban centres, Calgary, Toronto and Vancouver, where the prices continue to go up and there are affordability issues,” the finance minister said following a conference in Toronto hosted by the Investment Funds Institute of Canada. “I don’t see a housing bubble, neither does the governor of the Bank of Canada or the CMHC or the OECD.”
